• Subsidized communities by the Department of Housing and Urban Development (HUD) - Check the income limits for Long Island from HUD.  You pay 1/3 of your income for rent so this is a good housing program for those who qualify by income and other criteria.  The wait lists are long for HUD developments so apply as soon as possible.

• Affordable housing communities on Long Island from builders of these types of communities.  Requirements vary. 

Both types have income limits to qualify and are described as "affordable housing."  HUD (subsidized) are for 62+. Low-income communities vary from each other for qualifying so you need to ask.

In addition to low-income rentals, there are also affordable housing communities for purchase.  

Wait Lists

Affordable housing apartment communities can have long waiting lists - even up to 5 years. You can go directly to the low income community and fill out an application to get onto a waiting list.  

For HUD you can go directly to the low income apartments to apply or to the HUD office for housing assistance.  Try to find new developments from builders just starting with no wait list.

How to Search

We list two types of communities: Affordable Housing and Subsidized Housing (HUD) for each Town.  Individual cities are listed under the major Towns.

Income limits for one person is $50,000 and for a couple $54,000 (please verify). Age limit is 62+. If qualified you pay 1/3 of your gross income.

Very low income studio, 1 and 2-bedroom apartments. They pay water, garbage and heat. They have a community center. There are no assisted living units. Please verify all information.

• How does one qualify to apply for subsidized and affordable housing on Long Island, NY?  There are income limits to qualify and there may be other requirements.  Ask the community for this information.
• Are there wait lists and how long?  Usually there are long wait lists for these types of communities on Long Island, even years, so apply early.
• Is there a wait list for a new community?  It is a good idea to look for new communities that may not have a wait list. These communities fill up fast so apply early.
• How do we find affordable housing?  Keep in touch with the Office on Aging at Suffolk County or Nassau County.  They can also mail you information and lists.
• How much is the rent for HUD apartments?  One-third of your income for subsidized housing with HUD.  Utilities and other fees vary so ask the community about these.

• Does a couple pay the same monthly rent as a single?  A couple usually has an extra fee added on to the single rate for a second person.
• Are wait lists for couples longer than for single persons? Yes they can be if there arent as many units available for couples in the community. 
  
• What do we need to apply?   Social security card, driver's license, birth certificate, and income tax forms for previous years.
• Where does one apply?
  Simply go to the community you are applying to. If it is a HUD community you can either go to the local HUD office or directly to the community.

In the current real estate market, Long Island has 2 major housing problems for seniors:

1) High Market-Rate Rents

2) Long wait lists for Affordable Housing Rentals

In this time of higher rents many retirees may find it hard to keep up.  You can housing assistance from governmental sources for the county you wish to reside in.

The Office on Aging can provide you with lists of senior housing developments and help you decide what you qualify for.
