Leisure World of Virginia has an interesting location. It is part of the Lansdowne Resort which includes the beautiful golfcourse weaving around the community.
The gated Leisure World of Virginia is in the fastest growing part of Northern Virginia. Its an upscale area convenient to everything. For miles there are new communities sprouting up on both sides of Route 7.
It is 17 miles from Tysons Corner and the 495 beltway. It is convenient to Dulles Airport and within commute distance to Washington, DC. There are upscale shopping areas and outlets. Very close to Leesburg. You pass well-known attractions as Wolf Trap theater and Great Falls of Virginia. The area's planning preserves the feeling of open space and woods. At this time of year, the Autumn color of the trees is very beautiful.
Their brochure states that over half of the residents live there because their roots are in the Northern Virgnia area and they want to be close to family and work. Yes, many of the residents are still working although over 55--more than a third.
Leisure World of Virginia is relatively small with current 1200 residents.
There are still some homes available. These buildings are all high rise condominiums or low-rise. The next development will be of the Eastern section and available around 2010. The current price sheet shows starting from $270,640 in the Riverview Building to starting at $325,900 in the newer Stonebridge. We do not know the availability of these units. Please verify all prices as they are subject to change without notice.
There is a monthly homeowner's fee which includes maintenance of grounds and common areas, fire insurance of the common areas, water, common area utilities, trash removal (trash chutes), full time security, shuttle bus, snow removal, clubhouse amenities, operating and replacement reserves, basic cable and a few other items. (Although we try to be accurate, it is your responsibility to verify all information to be accurate and current.)
In-unit services for odd jobs and maintenance repairs are available at a nominal charge.
The owner is responsible for payment of electric service and gas heat, which are individually metered. Real estate taxes and personal property and liability insurance are not included in the condominium assessment. (Please verify all information.)
Some of the views are of the Potomac River, the Blue Ridge Mountains and the Lansdowne Resort. The campus is 93 acres.
This community is the recipient of many outstanding awards for Community of the Year.
