Leisure World of Virginia, an over 55 community in Northern Virginia, has an interesting location with the beautiful golf course of the Lansdowne Resort weaving around the community affording beautiful views. Location It is 17 miles from Tysons Corner and the 495 beltway. It is convenient to Dulles Airport and within commute distance to Washington, DC. There are upscale shopping areas and outlets. Convenient access to shopping in Leesburg. You pass well-known attractions as Wolf Trap theater and Great Falls of Virginia. The area's planning preserves the feeling of open space and woods. At this time of year, the Autumn color of the trees was very beautiful.

Their brochure states that over half of the residents live there because their roots are in the Northern Virgnia area and they want to be close to family and work. Yes, many of the residents are still working although over 55--more than a third. Leisure World of Virginia at build-out will comprise 2500 condominium homes (please verify)--the largest adult community in Virginia. Two Campuses There are two campuses to be built--the first, the West Campus (now nearly finished), of high and low rise condos, is nearly filled. The last building of that campus, the Riverview condos, is nearly fully occupied. The Riverview condos is even more upscale in design. (Please verify all information.) The next campus to be built is the East Campus and that is not expected for a couple more years and the website states prices could be higher than West Campus. (Please verify for accuracy with the builder regarding pricing for future buildings.) Resales There may also be resales of West campus homes by this time. Check with local Realtors or the community. All Leisure World communities offer a variety of price ranges (typical of large communities). The developer, IDI Group, also has a LW community in Maryland, in which I reside, and have found the management and amenities of LW communities to be outstanding. Award-Winning Community LW of Virginia recently won a prestigious award from the 50+ Housing Council "Best Overall" among Nation's large active adult communities. The community clubhouse category also won an award. I visited the clubhouse and was impressed with the elegant design and interior amenities. Many features included in H/O Fee... There is a monthly homeowner's fee which includes maintenance of grounds and common areas, fire insurance of the common areas, water, common area utilities, trash removal (trash chutes), full time security, shuttle bus, snow removal, clubhouse amenities, operating and replacement reserves, basic cable and a few other items. (Although we try to be accurate, it is your responsibility to verify all information to be accurate and current.) In-unit services for odd jobs and maintenance repairs are available at a nominal charge. The owner is responsible for payment of electric service and gas heat, which are individually metered. Real estate taxes and personal property and liability insurance are not included in the condominium assessment. (Please verify all information.) Views Some of the views are of the Potomac River, the Blue Ridge Mountains and the Lansdowne Resort. The campus is 93 acres. Enjoy the photos, below, we took while visiting. The Centerpiece is the beautifully designed clubhouse featuring rooftop tennis court and La Pergola gourmet Restaurant & Bar as well as outstanding amenities of indoor pool, fitness center, aerobics studio, ballroom, classrooms, etc.
