Review

A beautiful waterfall and pond entry greet you at Stoneleigh Woods at Riverhead, off Middle Road. The gated entrance gives you a feeling of exclusivity in this peaceful country setting yet major shopping is not too far away. The beaches are close too. The air is fresh. We were greeted by the friendly agent with bright smiles.

We enjoyed the extensive tour she gave of Stoneleigh Woods at Riverhead and she didn't rush us but made us feel at home. We were impressed, too, with the affordable prices for so much--a good value.

The builder is Blue and Gold Homes with other award winning communities on Long Island as well for over age 55.

Stoneleigh Woods at Riverhead is a new community.

They have another older community right beside this one called Sunken Pond Estates, resales only and can be seen by appointment only.

Stoneleigh Woods community has 2 models, The Aspen starting around $375,000, end units, and The Birch starting around $365,000, which are the interior units. There are 4 units to a building.

They are in the process of selling Phase I now, which is 50% sold out--only 30 remaining (6/08).

They will have approx. 176 units at finish of project estimated around 2010 or 2011 but that is to be determined.

It is on 40 acres with a 3900SF clubhouse, heated pool and cabana with arbor.

Homeowners fee currently is $251 which includes snow removal, trash removal, lawn care and sprinklers (please verify what is included.) The taxes are approximately $4400/yr (Aspen) and $4200/yr (Birch)-- please verify. They also belong to the Star Energy Saving Program which brings the taxes down.

The Birch is a split level with 1 bedroom down and one up and The Aspen has both bedrooms downstairs with a very large storage or guest room upstairs (ask if optional and extra price).

Nice large front porches and also includes concrete patio. Of course, there are options for extra prices to make the concrete patio a brick as shown in the model etc.

Aspen Model: This is a beautiful living room with its high ceilings and large windows for lots of light (please ask community about optional pricings.)



Aspen Model: Roomy kitchen with luxurious features (some items shown are optional pricing)



Aspen Model: The Bonus Room upstairs could be an office, guest room, second bedroom etc or storage room or neither -- these are nice extras to have.

So take a drive into the country to see these new homes on the Eastern end of Long Island.
