Glenwood Village Community of Manufactured Homes and Glenwood Oaks Manufactured Homes Review: Manufactured homes communities for over 55 are ideal for retirees who want or need to save their "nest egg" due to their generally lower costs. (Please check with your financial advisors before making any financial decisions.) We have reviewed two manufactured home communities located next to each other, by Stark Homes Inc, in order to show you photos of what a typical community is like.
The communities we review here are by Stark Homes Inc and are located on the Eastern End of Long Island, New York, and are active adult communities for over age 55. Glenwood Oaks is a new community of 81 homes. They are leased-lot communities.
The older Glenwood Village has a mixture of mobile homes along with newer manufactured homes. The newly built Glenwood Oaks has all new manufactured homes (81) and is currently selling and offering 7 floor plans from 2 different manufacturers.
Any factory-built home built after June 15,1976 is called a manufactured home. Before that date, they are called mobile homes. The term mobile home is slowly being phased out as these homes are not really intended to be mobile anymore.
The Eastern End of Long Island is not an inexpensive area so the newer community of Glenwood Oaks is on the higher side of price ranges for manufactured homes and starting at $269,000 on a leased site. Many manufactured home communities can start in a much lower price range.
The community of Glenwood Village, the older community, offers more variety of price ranges even starting from around $40,000 for a resale mobile home and can go to $165,000+. The lots are all leased. In an area of high-priced homes (not far away is the Hamptons), this manufactured home community has some attractive price options.
The older community did not have a pool and is on septic system. The new community will have a pool and be on public sewer which adds greatly to the desirability of the communities. The older community will be able to use the pool as well when it is completed for a reasonable fee. (Please verify information and See terms) There is also a clubhouse and recreational and social activities.
While walking and driving around, we found the communities to be beautifully serene and well-kept. The location is excellent as it is near some outstanding shopping and outlets (Tanger Outlets Center). It is very close to the town beaches. The area offers many attractions to keep one busy and entertained in retirement.
There isn't much traffic in the area, to date, however, development may eventually change the tranquility of this area in the future. We hope not too much and there is much debate on this matter of how to preserve the ecology of the Eastern End of Long Island.
Manufactured homes on a leased lot allow you to use your savings for investment rather than tying it up in a land purchase. However, you may not gain as much appreciation as when you own the land. It is best to ask the Realtor of the community you are interested in about appreciation of the community as it can vary depending where it is located. Also, check with your financial advisors as to which option is best for your individual circumstances.
In addition to purchase of the home, there is a monthly fee which includes the lot lease, property taxes, some utilities etc. See office for details.
