People will have different meanings to the word "top." Maybe they think it is price and they are looking for million dollar properties or maybe ocean view properties is what they consider "top." I consider top to be a list of communities that meet highest criteria of location, amenities, value and conveniences desirable for seniors as well as a certain uniqueness. Top can also mean by popularity. And that is why we base our list on what communities people are most looking at on this website. Another way to say it is "top" is how fast it is selling due to great value, location or an outstanding feature; making you sorry you waited so long to take a look. We don't have those numbers yet. But we try in our descriptions to point this out when possible. So you want to know what is top. How do you decide what community you should spend your valuable time looking at first. I know many want some idea of top retirement communities so here is a list of the most viewed retirement communities on this site.
Location, Location, Location I recently read the amazing story about a "trailer park" community in southeast Florida that was 100 yards from the shoreline and how a large developer is buying the park out for around one million to each owner in the park. Maybe you saw the story, too. The moral of the story is that location-location-location is the most important thing in real estate. Although the residents of the community say it is the last "affordable" community on the ocean in Florida, I believe there are still communities like that out there even if they aren't right on the beach maybe close to it--the real gems. It's not the money they may get, although that is very nice. It is the lifestyle they have discovered at that location that had the value. The developer would have to pay a large price to make these residents sell and give up what they have. I have traveled extensively in the United States and I am fascinated with places and that is why it is easy for me to find the best areas for retirement. I have been to nearly all the places on this site. I believe I have a lot of real gems on my site. While location is still the most important thing in buying real estate, things have changed a bit. Nowadays, commute-to-work locations and easy-to-rent properties are becoming very popular. Some communities are more popular to my visitors and that is why they are considered "top." And they are more likely to sell out fastest. I have spent thousands of hours pouring over communities and added to the hours spent by visitors, I hope these communities have amazing features and merit. Remember that as some communities are finished building out, their search popularity diminishes.
