This review is of two manufactured home communities located next to each other, by Stark Homes Inc on the East End of Long Island, NY.

The older of the two, Glenwood Village,  has a mixture of mobile homes along with newer manufactured homes. The newer Glenwood Oaks has all new manufactured homes  and is currently selling.  The community plans to have 82 homes at build out.   There are 7 floor plans from 2 different manufacturers.

37 homes have sold out of 82 since begun.  There is one home available at $199,00 but most are starting at $229,900-$259,000.  Since there has been an uptick in home sales in 2013, they have sold 13 homes so far this year.   Please verify prices and information as it can change without notice.

Glenwood Village:

The community of Glenwood Village is the older of the two with resales only.  There is more variety of price ranges in resales starting from a low range up to less than $200,000.   In an area of high-priced homes (not far away is the Hamptons), this manufactured home community has some attractive price options.

Leased Lots:

Manufactured homes on a leased lot allow you to use your savings for investment rather than tying it up in a land purchase. However, you may not gain as much appreciation as when you own the land. It is best to ask the Realtor of the community you are interested in about appreciation of the community as it can vary depending where it is located.  Also, check with your financial advisors as to which option is best for your individual circumstances.

In addition to purchase of the home, there is a monthly fee which includes the lot lease, property taxes, some utilities etc. See office for details. (verify all information)

Amenities:

The older community did not have a pool and is on septic system. The new community has a pool and will be on public sewer (verify) which adds greatly to the desirability of the communities.

The older community is able to use the pool as well  for a reasonable fee (currently $100/year).  (Please verify information and See terms)

There is also a clubhouse and recreational and social activities.

Area:

The area is excellent.  It is near the Hamptons.  The East End of Long Island is far less congested than Nassau County.  While walking and driving around, we found the communities to be beautifully serene and well-kept.

It is near some outstanding shopping and outlets (Tanger Outlets). It is very close to the town beaches.   The area offers many attractions to keep one busy and entertained in retirement including beach and shopping.

The hope is development does not change the tranquility of this area in the future. There is much debate on this matter of how to preserve the unique ecology of the Eastern End of Long Island.
